The HVAC multi-point inspection checklist
A multi-point inspection is the whole-system health check: the first visit to a new customer, the annual condition report for a maintenance member, or the assessment behind a repair-versus-replace conversation. Its job is a complete picture, scored consistently, that a homeowner can understand.
Equipment condition
- Record age, model, and serial for every piece of equipment
- Score the condenser coil, cabinet, and mounts
- Score the indoor coil, blower assembly, and heat exchanger
- Note refrigerant type (a rising cost factor on older systems)
- Photograph data plates and overall condition
Safety
- Inspect electrical: wiring condition, breaker sizing, disconnects
- Check flue venting and combustion safety on gas equipment
- Test CO in the living space
- Verify float switches and condensate overflow protection
Airflow and distribution
- Measure static pressure and temperature split
- Inspect accessible ductwork for leaks, kinks, and insulation
- Check filter sizing and condition
- Note rooms the homeowner reports as hot or cold
Efficiency and recommendations
- Estimate operating efficiency against modern equivalents
- Rank findings: safety first, then reliability, then efficiency
- Give every item a pass / issue / fail, not prose
- Summarize in one page the homeowner can keep
